Pike Appraisals can handle all of your real estate appraisal needs. We have been appraising properties in Southern California since 1983. We are Certified and FHA approved. We take pride in our reputation for friendly service and quality reports. We cover the counties of San Diego, Orange, Los Angeles, Riverside, and South San Bernardino.

Customer Service
Our business was built on great customer service and is mainly based on referrals. We communicate with our clients often about the status of the appraisals so they don’t need to call us. We treat our clients, borrowers, homeowners and everyone involved in the appraisal process with professionalism and friendliness. Our turn time is typically 2 to 3 days after the appointment date unless we are having an unusually busy week. If we can’t get it done in your allotted timeframe, we’ll let you know before we accept the order.
High Quality Reports
We focus on quality. We use our many years of experience along with our technical knowledge to provide you with reports that can be trusted, are verifiable, and are defensible. Our reports include a thorough market analysis down to the local market area and include market trend graphs that are not available anywhere else. We include aerial photography and highlight relevant information on our photos and maps. We include MLS comments so the reader can understand the properties from another view point. We contact parties involved in the transactions for primary verification of items such as concessions, property condition, multiple offers, distressed sales, etc.
Technical Expertise
We use the latest technology in the appraisal process. This includes industry leading software, laser tape measuring, GPS locating, and a paperless office. Reports are transmitted electronically. Updates and additions are quickly handled.
Statistical Analysis
Statistical Analysis is what differentiates us from most other appraisers. We provide Market Trend Analysis at the market area level based on the most recent data from the Multiple Listing Service. This includes graphing and interpreting local market trends that may be different than the major reporting agencies are showing. Using statistical data in this way provides objective defensible evidence for value conclusions.
